John F. Head

John Head is a Bully, Idiot & Scammer

Denver, Colorado, 80225

I was part owner in a Denver company that purchased homes in foreclosure and leased them back to the original owner with a 5 year lease & option to repurchase. Any equity in the home was applied as an option deposit which was credited to reduce the buy-back price and to pay our 5% fee (less than most real estate commissions). Thus, we prevented the homeowner (we called "Optionholder") from losing their equity in the home.

A former customer had gotten divorced and he couldn't afford the monthly payment on just his income. We evicted him without incident and about 2 years later a Denver lawyer by the name of JOHN HEAD sued us on behalf of the former Optionholder. The suit brought our business to a standstill. Our banks wouldn't loan us any money to acquire more homes untill the suit was settled. We laid off 20 of our 25 employees.

A left-leaning judge in Jefferson county got the case and Head lied and misrepresented facts and convinced the judge to convert the single lawsuit into a class action lawsuit (we had completed about 275 transactions). A more than 3 1/2 year court action began.

In the end the court determined that we had NOT DAMAGED ONE SINGLE OPTIONHOLDER out of 275. We were awarded a judgment against the sueing party - who, remember, couldn't even afford the rent. As you might have guessed, you can wipe your a-- on that.

So, let's look at HEAD'S contribution to justice:
1 He put our successful company out of business. We had certified earnings of about $1,000,000 the year before the suit.
2 We are no longer there to help folks in foreclosure.
3 We had to pay, mostly from our own pockets, about $700,000 to defend ourselves against this GOONs claims.
4 Both my partner and I have chronic crippling desease which, I believe, are in part due to the stress we were under during the trial.

The good news is I believe that JOHN HEAD IS BROKE.
1 He was about 61 when the lawsuit was filed in 2003 and 66 when it was over. So he should be around 70 today (Oct 2012).
2 He put 3 solid years into the case and didn't get a dime.
3 He put $90,000 of his own money into the case for expenses, and lost that.
4 I have seen a report from the Colo Bar Assoc saying they have sanctioned him for taking money ($5 - 10,000) from clients as retainers and then converted the money to his own use (deemed to be unethical and illegal). When the client changed their mind about his representing them and asked for the money back, HE COULD NOT PAY THEM!!!
5 I think a guy who can't come up with $5-10,000 to avoid being sanctioned must be in real financial trouble.

At age 70, and with a reputation like Head's, he probably not able to generate enough business to pay for the overhead, much less a profit. God knows, no established firm would want him amongst them. So, he's screwed, for the rest of his life unless he can find some stupid rich bitch to scam.
